dc.description Abstract. People who live in the center of education rent out boarding house. Boarding house rentals use the ‘urbun system, where advances will be forfeited if canceled. One of the boarding houses that implement the 'urbun system is the Tasaba boarding house in Tamansari, Bandung. The purpose of this study was to find out the concept of maslahah, ‘urbun and renting out in Islam, implementing the practice of ‘urbun and renting in Tasaba Boarding house, then to knowing the analysis of maslahah theory on the prctice of ‘urbun in Tasaba Boarding house Tamansari. The research method used is qualitative.. Data collection techniques are field studies and library studies. The results of this study first, maslahah is anything that can provide benefits and avoidance of all kinds of madarrah. Bai 'al-'urbun is a person who buys goods and then pays the deposit to the seller on condition that if the buyer agreed to buy it, that deposit will calculated according into the price, and if it does not buy it, the deposit it belongs to the seller. Al-ijarah as a contract to transfer the right to use goods/services within a certain time with a reward that is not followed by the transfer of ownership of the goods. Second, the implementation of the practice of renting a Tasaba boarding room using the ‘urbun system, if the tenant cancels it, the down payment will not be returned. Third, the analysis of maslahah theory on the practice of urbun in renting a boarding house in Tasaba boarding houses is not permitted, because seen from the implementation of the 'urbun system the level of mudarat is greater than the level of maslahat.Keywords: Maslahah, ‘Urbun, Ijarah, Boarding house Abstrak. Masyarakat yang tinggal dipusat pendidikan banyak yang menyewakan kamar kos. Penyewaan kamar kos menggunakan sistem ‘urbun, dimana uang muka akan hangus apabila dibatalkan. Salah satu kamar kos yang menerapkan sistem ‘urbun adalah kosan Tasaba di Tamansari Kota Bandung. Tujuan penelitian: untuk mengetahui konsep maslahah, ‘urbun, dan sewa menyewa dalam Islam, pelaksanaan praktik ‘urbun dalam sewa menyewa di kosan Tasaba Tamansari, dan analisis teori maslahah terhadap praktik ‘urbun dalam sewa menyewa kamar kos di kosan Tasaba Tamansari.Metode penelitian yang digunakan adalah kualitatif. Teknik pengumpulan data adalah studi lapangan dan studi kepustakaan. Hasil penelitian: pertama, maslahah adalah sesuatu yang memberikan manfaat dan terhindarnya madarrah. Bai’ al-’urbun adalah seorang yang membeli barang kemudian membayar uang muka dengan syarat bilamana jadi membelinya, maka terhitung menjadi harganya, jika tidak maka menjadi milik penjual. Al-ijarah adalah akad pemindahan hak pakai atas barang/jasa dalam waktu tertentu dengan imbalan yang tidak diikuti pemindahan hak milik atas barang. Kedua, pelaksanaan praktik sewa menyewa kamar kos Tasaba menggunakan sistem ‘urbun, apabila penyewa membatalkannya maka uang muka tidak kembali. Ketiga, analisis teori maslahah terhadap praktik ‘urbun dalam sewa menyewa kamar kos di kosan Tasaba tidak dibolehkan, karena dilihat dari pelaksanaan sistem ‘urbun tingkat mudaratnya lebih besar daripada tingkat maslahatnya.Kata Kunci    : Maslahah, ‘Urbun, Ijarah, Kamar kos
